Default Rent or have your own place?

The location of the business is one of the most important factors that can affect its success. Do you think that renting a place is better than having your own stand?

In my own opinion having your own place is much favorable than renting. I have an uncle who rents a place for his franchise business. Although it would be an advantage for him he does not have to worry to pay the yearly real estate tax and maintenance of the place. However, he would worry about the monthly fees and unexpected increase of the rental fees.

Owning the place is still the better option than renting. Ownership of the place cuts down monthly expenses plus you don't have to worry about increase in rental fees and withholding taxes.

Having your own place is a better idea. You will need to spend one large amount at one time only unlike paying for a monthly rental. There can be extra expenses in the future like repairing but it could happen several years after you made the building especially if it was made in high quality.

If you have bigger amount of money to start with your business, why not have your own place? You can avoid last minute problems with the real estate you are trying to rent. Minus the hassle of thinking about the monthly rental.

Build your own place is the best! You can do whatever you want to do with the place and building your own space is also a nice investment. If ever you will not continue with the business, you can put the place on rent.

In answering that question, you should consider first how much revenue your franchise would get in a month. If your revenue is lower than what you would have gotten if you have allowed your place to be rented, then you should opt to have your place rented while you rent another place that has appropriately lower rent than yours. That way, you could profit from your place as well as from the revenue of your franchise.

If you already have your own land/place to locate your franchise, then there is no harm in putting your franchise there and at least get some returns in owning the place. Otherwise, it may be advisable to rent in the first years of operations, or until you reach a break-even point. Any huge purchases of property like your own place for business would be far too risky before you hit break-even and are at least familiar with the real profit capacity of the franchise.

If you have your own ideal place then it is better that paying another place for your establishement. But if you can't reach your market using your own place better rent instead to earn more

i would agree with audrey and newfranchise. as a good businessman, you shoiuld consider the revenues you are or will be getting from the business. maybe at first if you want your own place , you still have to consider the location, does it have traffic and will it generate more traffic, then you should put in your rent to your own place so as to generate additional income. you should ALWAYS consider the place as a rented space. it is good business practice to pay yourself first .always remember, putting up a store ,you should always consider 3 very important things:LOCATION,LOCATION,LOCATION.
